Does Coral Canyon have to approve my exterior paint color before I start?
Yes. The Coral Canyon Community Association requires a design review application and written approval before exterior alterations, and repainting counts as one. Association staff can sign off on colors that come from a pre-approved list, but the design review committee form still gets filled out and submitted. Their design guidelines are available to owners, so start there and pick inside the palette. Order matters: approval, then material, then schedule. Buying five gallons of a color you love and asking afterward is how one repaint turns into two.
How long after new stucco can a Washington City home be painted?
Longer than most schedules would like. Cement plaster keeps curing and stays strongly alkaline for weeks after it looks and feels dry, and a coating applied into that alkalinity can discolor, blister, or fail to bond. The safe path is to let the plaster cure, verify moisture with a meter rather than by eye, and prime with a product formulated for high pH masonry. If a job genuinely cannot wait, coatings designed for green plaster exist, but they are a compromise and they need the right primer under them. Rushing this causes more repaints than anything else.
Will elastomeric coating stop the hairline cracks on my Washington Fields house?
It can bridge them if they have stopped moving, and it will fail if they have not. Elastomeric is a thick flexible film, and it has to be applied at the manufacturer's wet film thickness to do anything at all, which means far more material than a normal repaint. Over a wall with static shrinkage crazing it works well. Over a wall still cracking because expansive clay is moving the foundation, the film tears in the same line, and now there is a heavy coating to remove first. Diagnose the movement before choosing the coating.
What time of day should a house get painted in Washington City in July?

Paint on a hot wall flashes off before it levels, so you get lap marks, poor film formation, and a coating that never reaches the durability it was built for.
