Sun exposure. At 4,970 feet with dry, clear air, ultraviolet intensity on a south or west elevation is significantly higher than most paint is specified against, and UV is what breaks down the binder holding the pigment together. When the binder goes, loose pigment sits on the surface and rubs off as chalk. The north side of the same house can look fine years longer. That is why we often plan a repaint around the sun-exposed elevations rather than doing all four sides on the same schedule, and why product choice matters more on those two walls.

Late spring and early fall are the reliable windows. Midsummer runs into the Southwest monsoon, which the National Weather Service defines as roughly June 15 to September 30 with the strongest activity in late July and early August, and afternoon storms will damage a coat that has not set. Deep winter is limited by surface temperature and dew point, and Kanab's 5B climate means overnight lows drop below freezing long before the days feel cold. We work off the surface temperature and the forecast for the whole cure period rather than a date.

It contributes, especially on windward elevations. The Utah Geological Survey describes wind-blown eolian sand along Kanab Creek, and sand driven against a wall abrades the film mechanically. On its own that would be slow. Combined with UV that has already made the film brittle, it takes a coating apart much faster, and it concentrates on the same exposed elevations that get the worst sun. The practical answer is a tougher, more flexible coating on those walls and a prep step that removes the already-abraded film rather than bridging over it.

Not without checking what is under it. Kanab's older core includes buildings dating to the 1880s through the 1930s, several on the National Register, and many of those have soft masonry or lime-based finishes underneath. A modern film-forming paint over a breathable historic substrate traps moisture and pushes the failure into the wall instead of the coating. We test the existing finish and the substrate first and select something vapor-permeable when that is what the wall needs. If the building is listed or in a review process, that gets sorted before we start.
