Most drywall work in Washington City happens in houses that are new or close to it. Long Valley, Sienna Hills, and the Washington Fields band south of the Virgin River are where the city's construction has concentrated, and new construction has its own drywall behavior. Why does the drywall in a new Washington City home crack during the first year?
Almost all of it is lumber drying out. Framing shows up with moisture in it, this climate pulls that moisture out quickly, and the wood shrinks while the drywall and its fasteners stay put. The result is nail pops, hairline seams, and small corner cracks. It is expected, which is why most builders here hold a warranty drywall visit near the end of the first year. Wait for that visit rather than patching in month three, because anything repaired early is likely to move again before the framing has finished giving up its water.
Can interior drywall be repaired after a slab has moved in Washington Fields?
It can, but the order matters. Washington Fields is built over expansive clay that swells with water, so a slab that has moved once will move again if the moisture source is still there. Repairing the drywall first just gives you a fresh crack in the same place. Find the water: irrigation running against the foundation, downspouts discharging at the wall, a leak under the slab. Get that handled, watch the crack through a wet season and a dry one, then repair. If the movement is significant, that is an engineer's call before it is a drywall call.
Do I need a permit before removing a wall in a Washington City remodel?
