Hurricane paints on a shorter calendar than the valley floor. At roughly 3,258 feet, about 700 feet above St. George, nights cool faster and further, and exterior coatings care about that a great deal. Most exterior latex carries a minimum application and cure temperature, and the number that matters is the surface overnight, not the high at two in the afternoon. A coat that goes on at a comfortable temperature and then drops toward freezing before it has coalesced never reaches full hardness or adhesion, and that failure surfaces months later. Wind is the other factor. The country toward Sand Hollow is loose sand, and one gust across a wet wall embeds grit in the film permanently. Summer work starts early and follows shade, with a stop time set against afternoon storm development. On exposed sandy sites we watch wind and move to the sheltered elevation instead of delivering a gritty film. Prep is where most of the labor goes here, because chalk built up over years of sun has to come off completely. Otherwise the new coat bonds to loose pigment rather than to the substrate.

How late in the fall can you paint a house exterior in Hurricane?
Later than you would think, but the limit is set by overnight lows rather than the afternoon. Hurricane sits about 700 feet higher than St. George, so it cools off sooner and harder through the shoulder seasons. Coatings publish a minimum application temperature and a minimum cure temperature, and the surface has to stay above that overnight, not just while a crew is on site. We check forecast lows for the two or three nights after the work before committing to a wall. A warm November day with a cold night behind it is not a paint day.
Does wind off the Sand Hollow area affect exterior painting?
It does, and there is no fixing it afterward. The ground out that way is loose sand, and a gust across a freshly rolled or sprayed wall drives grit into the wet film where it stays. Once the coating cures, that texture is part of the finish, and the only remedy is sanding it back and recoating. Spray work is worse than roller work in wind, because overspray also carries onto cars, windows, and the neighbor's walls. We check wind before setting up and either move to a sheltered elevation or stop for the day.
Does an HOA in Hurricane have to approve an exterior color change?
It depends entirely on where you are, and the only reliable answer is in your own recorded documents. Plenty of Hurricane subdivisions are governed by associations, Sky Mountain Golf Estates among them, and where CC&Rs exist they generally require written approval before an exterior change. Homes outside a platted association have no such requirement. Pull your CC&Rs or contact your association before choosing a color, because approval gets granted against a specific palette and a specific submission, not a general intention to repaint the house a similar sort of color.
Why does paint peel off the south facing fascia on Hurricane homes?
Fascia takes the worst of everything: full sun, high surface temperature, and a wood substrate that expands and contracts more than plaster does, all sitting on the edge of the roof where water runs off. Add Hurricane's colder nights and the daily swing there is bigger than on the wall below. Coatings fail at that board first, usually starting at end grain and at nail holes where water gets behind the film. Proper repair means scraping to sound material, sanding the feather edge, spot priming bare wood with a real exterior primer, and sealing end grain before topcoating.
